In fact, “good design” is more and more defined by less tangible aspects, such as how livable the space itself is, and even by the elements of social consciousness that have been incorporated. Buyers today are looking for sustainable features as they become more aware of, and thoughtful about, their environmental impact, and this contributes to their enjoyment of their home. But building sustainably isn’t just about the choices you make today, it’s about the impact it will have tomorrow.
Swiss architect Claude Michel Daniel Groh, of Groh Architects in Lugano, Switzerland, believes the trend of environmental sustainability now is ultimately helping to guide the home design process in the future.
“Today, we must consider the management costs, the impact of materials as well as their future impact, during the design and construction phase,” said Groh. “It is important to choose recoverable materials or at least materials that have a low negative impact on future generations.”
How one lives in the space is also deeply impacted today by the utilization of technology and the Internet of Things. Many affluent home buyers already consider smart home capabilities a must-have when choosing a home. While voice-activated devices like Alexa and Google Home have made scheduling and handsfree entertainment an everyday occurrence, Mansion Global writer John Elliot predicts that home life will get even less laborious as video calling, smart speakers and voice-controlled lighting continue to take over the home.
Location and Personalization
Location has always been one of the most important factors to consider when choosing a home. Groh emphasizes that geography also plays an important role in design, as well.
“The first step is to understand where the building should be sited,” said Groh, whose firm, Groh Architects, designed this waterside villa in Castagnola, Switzerland. Part of his design process includes creating homes that are harmonious with the land. “One of the biggest compliments would be someone telling me that the building seems to have always been there before.”
The desire to be one with nature, limit the impact to one’s surroundings and take advantage of the natural elements such as light, wind and rain is becoming more and more common as well.
Another trend in the future of home design personalization is born in part from a lifestyle choice.
A recent survey from Deloitte highlights the future of the luxury industry; affluent Millennials crave “high value, customized experiences,” such as loyalty programs and invitations to in-store events. This desire for a personalized experience also carries over to their home with buyers continuing to request rooms and amenities that cater to their personal passions such as yoga/Pilates/barre studios for fitness and wellness enthusiasts, to spaces dedicated to music, arts & crafts, theatres and more. Personalized spaces are limited only by imagination.
Clean Design is in Demand
Aesthetic preferences and fashionable design can be fleeting. What is in high demand one day could simply be out the next. Universally, members of the Luxury Portfolio global network report their clients overwhelmingly desire and demand for “clean” lines, minimalist living and “bright, white, and contemporary spaces that are freshly renovated.” Buyers are no longer looking for “fixer-uppers” and those properties that need work, tend to languish. However, renovated properties with contemporary interiors that have been staged and are move-in ready with these characteristics sell quickly, and often at a premium.
